Why do you need a mortgage adviser?
A good mortgage adviser saves you time, money and stress. We search the whole market for the deal that actually fits your situation, handle the paperwork and the back-and-forth with lenders, and guide you from first enquiry through to completion, all with no fee to you.
Correct, our service costs you nothing. The FCA-regulated brokers we work with are paid a small fee by the lender when your mortgage completes, but that does not add anything to what you pay. You get the same product and rate you would get by going direct to the lender; the difference is that we do all the work for you, comparing deals, handling the paperwork and managing the application, and the lender pays us for placing the business. So you get whole-of-market advice and someone in your corner, at no cost to yourself.
To get things moving quickly, you will usually need:
- Proof of ID (passport or driving licence)
- Proof of address
- Last 3 months' bank statements
- Last 3 months' payslips
- Or, if you are self-employed: last 2 years' tax calculations and tax year overviews
- Your credit report (optional but helpful)

A Decision in Principle can be completed the same day. Once we have all your documents, your full mortgage application is usually submitted within 48 hours.
For remortgages, the typical timescale is around 6 weeks from start to finish. For purchases, the usual timescale is 10 to 15 weeks; most delays come from the legal process, as the mortgage offer itself is normally issued quickly.

A full mortgage application may involve a hard search, which can leave a mark on your credit file, but this is normal and expected. We will always explain what type of search is being used before anything is submitted.

Yes. Being self-employed does not usually mean you need a specialist lender. Plenty of mainstream lenders are happy to lend to the self-employed; they simply assess your income differently. With adverse credit it depends on the severity: minor blips are often fine with mainstream lenders, while heavier credit issues may call for a specialist. This is exactly why it pays to speak to a broker, who will know which lenders suit your circumstances and can place you with the right one first time rather than risking a decline.
